Context
Chainlodge wound down in 2026. It was a real estate investment vehicle developing a riverfront data center campus in Okanogan, Washington. The site operated as an active computing facility, running at 1 MW with up to 5 MW of available headroom to grow into through utility partnerships, industrial-zoned riverfront property, and a cool Pacific Northwest climate suited to energy-intensive workloads. SproutVest founder Erick Watson joined the venture as Co-Founder & CFO, taking ownership of product design, investor positioning, and outreach to both Western and Chinese-speaking capital sources.
The challenge
A data center campus in rural north-central Washington does not sell itself to institutional investors who are used to facilities in established tech corridors; the asset needed a narrative that turned its location into an advantage. The target investor base compounded the difficulty. Reaching Chinese-speaking family offices and EB-5 visa platforms required a fully bilingual experience with culturally adapted positioning, not translated text. The facility also had to be repositioned away from commodity compute toward higher-margin AI, HPC, and cloud infrastructure workloads, and the venture had no digital infrastructure for qualifying leads or tracking outreach.
What we did
SproutVest defined the Chainlodge brand identity and value proposition, positioning the campus around what actually differentiated it: hydroelectric power, natural cooling, multi-tenant flexibility, existing operations, TEA/EB-5 eligibility, and a dual-governance structure with Okanogan County and the Colville Confederated Tribes.
On that foundation we built the investor platform itself, a fast, bilingual (English/Chinese) website with content written natively for each audience rather than translated, structured data for search visibility, and a gated investor brief download system with validated forms and persistent lead storage. The result was a self-running pipeline that qualified investor interest and distributed materials without manual intervention.
Results
The engagement gave Chainlodge the complete product, brand, and digital infrastructure for its capital formation strategy:
- A bilingual investor site with sub-second load times and structured data powering rich search results
- A natively written Chinese-language experience for international investors
- An automated lead capture pipeline with server-side validation and persistent storage
- The asset repositioned from commodity compute to a multi-tenant AI, HPC, and cloud campus
